Virtual Home Staging Consultation Q & A
Q
What is Home Staging?
A
-
“On Average, staged homes sell 88% faster and for 20% more than non staged homes.” Source: Realtor.com
-
Home staging is the process of preparing your home to sell by transforming your living space to ensure it will appeal to a broad range of potential buyers. You want to create a space that has a "move-in-ready" vibe while also giving the potential buyer the ability to envision themselves in the space.
Q
Why does Home Staging work?
A
-
It's important to always make a good first impression. It all starts with capturing the potential buyer's attention online when they see your photos. You want to stand out from the competition to increase your viewing opportunities. You need your home to appeal to a broad range of prospective buyers. As a professional home stager I can offer you expert advice on what buyers are looking for. I can help you maximize your return on investment. I will customize my advice for your property.
Q

A
-

-
I specialize in Owner Occupied Virtual Home Staging Consultations.
-
I can save you money by keeping the whole process 100% remote and working with what you already have with in your space.
Q
What are the benefits to having a Virtual Home Staging Consultation?
A
-
Not only do I provide an objective and unbiased summary of your home, but I am also trained to look at everything from the perspective of a potential buyer. I am detail oriented and will be able to share ideas with you that you may not even think of. I'll always work to support you in finding ways to showcase the best features in your home and on your property.
-
The benefit of doing this virtually, well it will save you a lot of money! This will allow you to do most of the staging yourself, but confidently know that your efforts will pay off. A virtual consultation also allows you to get the information early in the process and then gives you the opportunity to apply all of the suggestions on your own time.
Q
Do you offer Vacant Home Virtual Home Staging Consultations?
A
-
No, not currently. I work solely with Owner Occupied properties. We work to stage these homes using what the client has (and a few things they can borrow sometimes too!).
Q
What is included with the Virtual Home Staging Consultation?
A
-
A full evaluation of your property (exterior & interior) - Review of photographs and 2 hour (minimum) virtual tour.
-
A copy of your Home Evaluation Summary (this will include everything suggested, from updates to repairs, furniture arrangement, paint colors, decluttering tips, and decorating advice).
-
Checklists, app suggestions to help with the staging & even recipes to make your home smell wonderful on viewing day!
Q
How far in advance should I book my consultation?
A
-
The sooner the better. You'll want as much time as you can to address all your home's needs and implement the suggestions. The perk to having a virtual consultation and executing the staging yourself, is that you can get all information early and then make your own action plan.
Q
Why not just use tips I can find online?
A
-
It's extremely challenging for most people to be objective in their own space. It's hard to create a neutral space without your own style input. A home stager can come in with an unbiased, objective view and give you tips that will make your property appealing to a broad range of potential buyers.
-
In addition, every property is different, therefore you will need customized recommendations for your own specific situation.
Q
Will I have to paint? Change out hardware & fixtures? Do a lot of renos/repairs?
A
-
I will only advise on things I feel would be worth your time and money to maximize your return on investment.
-
Buyers are looking for a "move-in-ready" feel. Often updating or repairing some things will give that potential buyer confidence that the property has been well maintained.
-
Painting is often one of the most cost-effective ways to get a good return on investment. Bold colors can turn away potential buyers, where neutral ones give them the feel of a 'move-in-ready" space.
Q
What if I need additional support in the final hours of preparation before photos or a viewing?
A
-
While your home evaluation summary will list everything you'll need to do to be ready, many times clients want some additional help for the final placement of things. I offer an add on service exclusive to those who have already purchased the main consultation.
-
Virtually Directed Home Staging Support - Minimum 2 hours. I will virtually walk you through placement of decor, the styling of things like beds, shelves & centrepieces. Advise on hanging art, furniture placement and more.
